Landlords - FEES & CHARGES

We are vat exempt

 

We take the stress away when to comes to letting your home

 

Fully Managed - Set up fee of £150.00 & from 8% management fee per month

  • We market the property, conduct viewings, reference potential tenants, register their deposit and get them moved in

  • Once they are in we will collect the rent and forward it to you monthly

  • We carry out regular inspections and consult with you over any maintenance queries

  • You will need to be rent smart wales registered however we can guide you through the process 

 

 

Let Only - subject to a minimum fee of £300

  • We market the property, conduct viewings, reference potential tenants, register their deposit and get them moved in

  • Once they are in it is your responsibility to collect the rent, carry out regular inspections and any maintenance queries

 

  • You will need to be rent smart wales registered however we can guide you through the process 

 

 Vacant Property Management - From £30 Per visit

  • Landlords should ensure the correct insurances are in place

  • We visit the property and collect the post, turn on or off lights, open or close curtains and turn on or off the boiler

  • Inspect property suitability

  • Take meter readings where required

Energy Performance Certificate £80

  • Every property needs one, whether for sale or rent, and is renewed every 10 years.

Gas Certificate - £60

  • Every landlord who has a tenanted property will need a gas safety record for that property. Solicitors, when dealing with a sale, often ask for a record as well

Maintenance Work Handling Charge - £10

  • A £10  handling charge for any maintenance or work carried out at your property that we have organised

Property Inventory / Statement of Condition -From £50

  • In our opinion; essential

  • A statement of condition of the property before tenancy commencement, detailing the condition of the property to ensure an easy dispute resolution

​Additional Inspections - £20

  • Inspections requested in addition to the inspections provided by Swansea West Lettings & Sales

Contract Amendment - £50.00

  • For the renegotiation and amendment of the tenancy agreement, including tenancy renewals rental increases and change in date of rent collected

Notices - £50

  • For the serving to the tenant the relevant notice documentation

Rent and Legal Protection Insurance - £100 (every 6 months)

  • For not just the recovery of rent arrears it also covers property damage, 75% of rent after vacant possession, eviction of squatters and more

Help with Rent Smart Wales Registration - £80.00

  • For the help with registering with Rent Smart Wales, this price includes the Rent Smart Wales fee of £33.50

Withdrawal from Contract - £275.00 or Pay remaining monthly management fees (whichever is greater is paid)

  • Charge will be applied if we have agreed an offer between landlord and tenant and then the landlord changes their mind, through no fault of the tenant

  • If we have moved the tenant into the property and the landlord withdraws the property from Swansea West Sales & Lettings

  • If we have agreed to manage the property and relevant landlord documents signed

Yearly Account Statement - £35

  • For the preparation and production of your yearly accounts summary

Hourly Rate - £25

  • For the help with and consultation with our experts
